Living in Laguna Beach
Laguna Beach is one of the few coastal cities in California where the artist soul of the 1950s is still visible in the architecture, the festivals, and the daily rhythm of the village. With strict height limits and an Open Space program that has protected more than 22,000 acres of wilderness, the town has resisted the over-development that defines much of Southern California — making it one of the most desirable, and inventory-constrained, real-estate markets in Orange County.
Buyers here are typically choosing between three very different lifestyles: the gallery-and-restaurant walkability of North Laguna and the Village; the surf-and-cove privacy of South Laguna; and the gated-canyon estates of Top of the World, Three Arch Bay, and Emerald Bay.

- South Laguna — Thousand Steps, Aliso Beach, quieter coastline

What buyers should know
Inventory is the single biggest factor in this market. With roughly 9,000 homes total and an artist-village character residents fiercely protect, listings rarely exceed 100 active properties citywide. Pricing varies dramatically — from condos in the Village starting around $1.2M to oceanfront estates in Emerald Bay exceeding $40M. Days-on-market is typically lower than the OC average for well-priced homes in the $2M–$5M band.
Schools
Laguna Beach Unified School District serves the city’s four public schools, all of which rank in the top tier statewide. Top of the World Elementary is consistently among California’s highest-rated elementary schools. The high school’s small size — around 1,000 students — is a draw for families wanting a less anonymous experience than the larger Newport-Mesa or Capistrano districts.
Lifestyle
If you’ve never spent a summer in Laguna, the calendar tells the story: the Pageant of the Masters and the Sawdust Festival run from July through August, the Hospitality Night street fair kicks off the holiday season, and the Laguna Beach Plein Air Painting Invitational draws collectors every October. The trolley loops the canyon and the coast for free from June through Labor Day.
