It depends on your priorities. Choose Laguna Beach for an artist colony, hidden coves, and a small-town village feel. Choose Corona del Mar for an intimate village vibe and bluff-top luxury at the highest per-square-foot prices in the area. What is the most expensive coastal city in Orange County?
By median sale price in 2026, Corona del Mar leads at approximately $4.2M, followed by Laguna Beach (~$3.8M), Newport Beach (~$3.5M), and Dana Point (~$2.4M). The most expensive individual transactions tend to happen in Newport Beach (Linda Isle, Bay Island, and Newport Coast estates have closed above $50M) and in the gated oceanfront enclaves of Laguna Beach (Emerald Bay, Irvine Cove).
Which South Orange County coastal city has the best schools?
All four communities have above-average schools, but the standouts differ. Laguna Beach Unified is small and consistently among California’s top-rated districts. Corona del Mar Middle/High (Newport-Mesa USD) is a National Blue Ribbon and California Distinguished School. Newport Coast Elementary and Sage Hill (private) are top picks within Newport Beach. North Orange County (Anaheim, Fullerton, Huntington Beach, etc.) is generally more suburban, more affordable, and has more diverse housing stock. South Orange County refers to communities below the Costa Mesa / Newport line — Newport Beach, Corona del Mar, Laguna Beach, Dana Point, San Clemente, Aliso Viejo, Mission Viejo, and similar. South OC has higher median prices, more master-planned and gated communities, a more coastline-oriented lifestyle, and is the luxury-leaning side of the county.

The 2026 South OC coastal market is inventory-constrained but liquid in well-priced segments. Newport Beach has the most consistent transaction volume across all price brackets, Laguna Beach and Corona del Mar are the tightest on inventory, and Dana Point is seeing the strongest appreciation as buyers priced out of its neighbors move south. Across all four cities, median days-on-market for properly-priced homes is under 45 days.
Which Orange County coastal community is best for families?
