Newport Beach
Leasing and full management for harbor, peninsula and island homes, from bayfront condos to family homes in the Heights.
Newport Beach Property Management Built Around the Harbor
Newport Beach is really a handful of rental markets in one city. A Balboa Peninsula cottage, a Lido Isle home with a dock, a condo near Fashion Island and a family house in Newport Heights each draw different renters, rent on different calendars and need different kinds of upkeep. Managing them well starts with knowing which one you own.
I price Newport homes from current leases in the same pocket of the city, plan around the seasons (including the peninsula’s winter-rental rhythm), and keep waterfront homes ahead of the wear that salt water and wind bring. You get local, responsive management and clear monthly reporting without having to chase anyone for an update.
What Makes Managing in Newport Beach Different
Bayfront and beach homes deal with salt spray, moisture and wind every day. Railings, hardware, windows, decks and docks need regular inspection, and catching corrosion early is far cheaper than replacing what it ruins.
On the peninsula and the islands, many owners lease furnished for the school-year “winter” season and then decide how to handle summer. I help you choose the calendar that earns the most while staying inside the city’s rules.
Lido Isle, Linda Isle and other waterfront communities have association rules for docks, guests, parking and leasing. I make sure tenants know them before they sign, and I handle the coordination.
Newport attracts executives near Fashion Island and the airport area, medical staff at Hoag, families for Newport-Mesa schools and people renting while they buy. Marketing changes depending on who your home is right for.

Newport Beach Rental Rules Owners Should Know
Newport Beach defines short-term lodging as renting a home for less than 30 consecutive days, and it requires a short-term lodging permit and a business license to do it. The city caps active permits at 1,550 and is at the cap, so new owners go on a waitlist. Permit numbers must appear in all advertising, and renting without one can bring steep daily fines. Some homes with existing permits can transfer them on sale, which is worth confirming before you buy.
Long-term and 30-day-plus furnished leases don’t need a short-term lodging permit, but they do follow California landlord-tenant law.
- Rent increases (AB 1482): covered units are capped at 5% plus local inflation (8.7% in Orange County from Aug. 1, 2026), never more than 10%, and the exemption for individually owned single-family homes requires written notice in the lease.
- Security deposits (AB 12): generally capped at one month’s rent, with a limited two-month exception for some small landlords.
- Winter rentals: a lease of 30 days or more is a normal tenancy under state law, with the same notice, deposit and habitability rules as a 12-month lease.
- Just cause: covered tenancies past their first year can only be ended for reasons the law allows.
Rules change, and this is general information, not legal advice. I confirm the current requirements for your specific address before we lease.
The Newport Beach Rental Market
Newport rents vary block by block. Water access, views, walkability to the beach or the harbor, parking and condition matter more than square footage. Furnished winter rentals on the peninsula, the islands and around the harbor are a real market of their own, while the Heights, Eastbluff, Westcliff and Dover Shores lean toward families on longer leases.
I’ll show you the recent leases closest to your home and the realistic range for it, before you commit to anything.
What Newport Beach Property Management Costs
No setup fees, no renewal fees, and no surprise markups on repairs. Here’s exactly how it works.
Of the monthly rent actually collected. Higher-rent and long-term homes usually land closer to 6%. If rent isn’t collected, there’s no management fee.
No fee on any renewal, ever. Keeping a good tenant in place should never cost you extra.
Of the lease term, one time, if you’d rather manage it yourself. I price, market, show, screen and write the lease, then hand you the keys.
$0 setup and $0 lease renewal fees. Furnished and short-term placement is quoted separately. Every proposal is itemized before you sign anything.
Newport Beach Property Management FAQs
Straight answers to what Newport Beach owners ask before handing over the keys.
How much does property management cost in Newport Beach?
Full management is 6–10% of the monthly rent collected, with $0 setup and $0 lease renewal fees. Leasing-only is 4–6% of the lease term.
Can I get a short-term rental permit in Newport Beach?
Newport caps short-term lodging permits at 1,550 and has reached that cap, so new applicants join the city’s waitlist. Homes without a permit can still lease long-term or furnished for 30 days or more.
Do you manage winter rentals on the peninsula and Balboa Island?
Yes. Furnished school-year leases are common there. I handle pricing, furnishings inventory, move-in and move-out inspections and turnover so the home is ready for whatever comes next.
Do you manage waterfront homes with docks?
Yes. I coordinate with the HOA or harbor rules that apply, add dock and float inspections to routine walk-throughs, and make sure the lease spells out who can use the slip and how.
How do you keep my home in good condition with tenants in it?
A detailed move-in inspection with photos, regular walk-throughs, quick response to repair requests and clear lease terms. Small issues fixed early are the best protection against big bills later.
