Buying on the Coast

How to Make Your Home Search Easier

Coastal homes can move quickly, so a little preparation goes a long way.

01

Get Pre-Approved

A current pre-approval, including jumbo financing where needed, makes your offer stronger and your search more focused.

02

Get New-Listing Alerts

Tell Dean your must-haves and he will set up automatic email alerts so new listings reach you right away, before the weekend crowds.

03

Tour With a Local

Views, parking, permits and HOA rules vary street by street. Touring with someone who knows the area helps you spot what matters.

New to the area or buying your first coastal home? Read Dean's guides for first-time buyers in Laguna Beach, renting versus buying in North Laguna and whether Three Arch Bay is worth the premium.

Questions

Home Search FAQs

Are these listings up to date?

Yes. The property search pulls active listings directly from the California Regional MLS (CRMLS), so new listings, price changes and status updates appear as they are entered by listing agents.

Can I get alerts when new listings hit the market?

Yes. Share your price range, neighborhoods and must-haves with Dean and he will set up automatic email alerts so you hear about new homes that match as soon as they are listed.

Can I see homes that are not on the MLS?

Some coastal sellers prefer to sell quietly before or without listing publicly. Tell Dean what you are looking for and he will share off-market and coming-soon opportunities as they come up.

Does it cost anything to work with a buyer's agent?

Buyer agent compensation is now agreed to in writing before you tour homes, and it can be paid by the buyer, negotiated with the seller, or a combination. Dean will walk you through the options clearly up front so there are no surprises.

Which neighborhoods should I start with?

It depends on how you want to live. North Laguna and the Village offer walkability, South Laguna and Corona del Mar offer quieter beach-town living, and gated communities like Emerald Bay and Three Arch Bay offer privacy. The community guides below are a good place to start.

Can you help me if I am relocating from out of the area?

Yes. Dean can set up a tailored search, preview homes by video, share neighborhood insight and help you plan an efficient tour day when you are in town.

Looking for Something Specific?

Tell Dean what you have in mind and he will send hand-picked homes, including ones that are not on the market yet. No pressure, just straight answers.
