Laguna Beach
Local, hands-on management for Laguna Beach homes, condos and luxury coastal rentals, from an office on Third Street.
Property Management in Laguna Beach, Handled Locally
Owning a rental in Laguna Beach should feel like owning a great asset, not a second job. I manage homes from North Laguna to Three Arch Bay out of Main Beach Realty’s office at 327 Third Street, a few blocks from Main Beach. When a tenant calls, a contractor needs a gate code or the city sends a notice, there’s someone local who already knows the house and the street.
Laguna is not a zip-code-average market. Rent depends on the view, the parking, the walk to the sand and how the home has been kept up, and the tenant pool expects a certain standard. I price each home from current Laguna leases, market it where qualified renters are actually looking, screen carefully, and then stay on top of the details that keep a coastal home in good shape and a good tenant happy.
What Makes Managing a Laguna Beach Rental Different
A lot of Laguna sits on slopes and in canyons, and much of the city is in high fire-hazard areas. That means drainage, brush clearance and defensible space are part of routine care, not afterthoughts. I keep those on the calendar so they’re done before the season, not after a notice.
Laguna’s character comes from homes built decades ago. Older plumbing, original windows and aging roofs need more frequent attention than new construction, and salt air speeds up wear on railings, hardware and exterior paint. Regular walk-throughs catch small issues before they become expensive ones.
Parking is one of the first questions Laguna renters ask. I spell out garage, driveway and street parking (and any permit zone) in the listing and the lease, so expectations are clear from day one and there are no move-in surprises.
Emerald Bay, Three Arch Bay and other gated or HOA neighborhoods have their own leasing rules, minimum terms, gate access and architectural approvals. I coordinate with the association so tenants, vendors and showings follow the rules and you don’t get fined for something you never saw.

Laguna Beach Rental Rules Owners Should Know
Laguna Beach treats any stay of 30 consecutive days or less as short-term lodging, and it regulates it tightly. New short-term rentals are not allowed in the city’s residential zones. They’re limited to certain commercial and mixed-use districts, need a use permit plus the city’s short-term lodging license, and fall under a citywide cap. Some older permits in residential neighborhoods still operate, but a permit is not something to assume comes with a house.
For most Laguna owners, that makes the real choice long-term leasing (12 months or more) or furnished leases of 31 days and up. Both sit under California landlord-tenant law, which is where most owner mistakes happen.
- Rent increases (AB 1482): covered homes are capped at 5% plus local inflation, never more than 10%. For Orange County that’s 8.7% for increases taking effect from Aug. 1, 2026 to July 31, 2027. Many single-family homes owned by individuals are exempt, but only with the correct written notice in the lease.
- Security deposits (AB 12): most landlords can collect no more than one month’s rent. Some small landlords can still collect two months, but never from a service member.
- Just cause: after a tenant has been in place for a year, covered tenancies can only be ended for reasons the law allows, with the right notices.
- Fire safety: brush clearance and defensible space requirements apply across much of the city, especially in the canyons and hillsides.
Rules change, and this is general information, not legal advice. I confirm the current requirements for your specific address before we lease.
The Laguna Beach Rental Market
Laguna renters are a mix of professionals who want to live by the water, families drawn to Laguna Beach Unified, people relocating while they build or buy, and seasonal renters looking for a few months furnished. Homes near the Village and the beach, with ocean views or real parking, rent fastest. Recent Laguna leases I’ve handled show what well-presented homes can achieve:
Every home is priced from the lease comps around it, not a citywide number. If you’d like to see where yours would land, I’ll put together a free rent estimate.
What Laguna Beach Property Management Costs
No setup fees, no renewal fees, and no surprise markups on repairs. Here’s exactly how it works.
Of the monthly rent actually collected. Higher-rent and long-term homes usually land closer to 6%. If rent isn’t collected, there’s no management fee.
No fee on any renewal, ever. Keeping a good tenant in place should never cost you extra.
Of the lease term, one time, if you’d rather manage it yourself. I price, market, show, screen and write the lease, then hand you the keys.
$0 setup and $0 lease renewal fees. Furnished and short-term placement is quoted separately. Every proposal is itemized before you sign anything.
Laguna Beach Property Management FAQs
Straight answers to what Laguna Beach owners ask before handing over the keys.
How much does property management cost in Laguna Beach?
Full-service management is 6–10% of the monthly rent actually collected, with $0 setup and $0 lease renewal fees. If you only need a tenant placed, leasing-only is 4–6% of the lease term.
Can I rent my Laguna Beach home as an Airbnb or vacation rental?
Usually not. New short-term rentals (30 days or less) aren’t allowed in Laguna’s residential zones. They’re limited to certain commercial and mixed-use areas with a use permit, a city license and a citywide cap. Most owners do long-term leases or furnished rentals of 31 days or more instead, which I manage.
Do you manage homes in Emerald Bay and Three Arch Bay?
Yes. Gated communities have their own leasing rules, minimum lease terms, gate access and approvals, and I coordinate all of it with the association, along with tenant registration and vendor access.
How do you screen tenants?
Every adult applicant goes through credit, income and employment verification, rental history and background checks. In a high-rent market the right tenant matters more than a fast one, so I would rather wait a week for a strong applicant than rush.
How fast can you lease my Laguna Beach home?
Well-priced, well-presented homes often lease within a few weeks, and some within days. Price, condition, parking and timing (summer demand is stronger) make the biggest difference, and I’ll be upfront about all four.
