Corona del Mar
Management for Flower Street cottages, duplexes, ADUs and bluff-top view homes in one of the coast’s tightest rental markets.
Corona del Mar Property Management for Owners Who Want It Done Right
Corona del Mar packs a lot of value onto small lots. A single Flower Street parcel might hold a front cottage and a back unit, a duplex, or a new build with an ADU over the garage. Each of those comes with its own lease, its own tenant and its own maintenance list, and they all have to work side by side on a narrow street a few blocks from the beach.
I manage CdM rentals the way I’d want my own managed: priced from current leases on the same streets, marketed to the renters who actually want to live in the Village, screened carefully, and kept up so the home holds its value. You get one local point of contact and a clear monthly statement, and you hear from me before small issues become big ones.
What Makes Managing in Corona del Mar Different
Front-and-back cottages, duplexes and ADUs are common in the Flower Streets. Separate leases, shared yards, shared utilities and parking all need to be spelled out clearly so neighbors-in-the-same-lot stay on good terms.
Garage and alley access are worth real money here. I document exactly which spaces go with which unit, and I schedule move-ins, vendors and deliveries around the reality of CdM streets.
Many CdM homes are older cottages close to the water. Exterior wood, railings, windows and plumbing need regular attention, and a well-timed repair keeps the home leasable at the top of the market.
Corona del Mar High School and Harbor View Elementary bring in families who plan around the school calendar. Lining up lease dates with summer move season keeps vacancies short.

Corona del Mar Rental Rules Owners Should Know
Corona del Mar is part of the City of Newport Beach, so Newport’s rules apply. Renting a home for less than 30 consecutive days requires a Newport Beach short-term lodging permit, and the city caps active permits at 1,550 citywide with a waitlist for new ones. Permit numbers must appear in every listing, and the city fines unpermitted rentals.
For most CdM owners that means long-term leases or furnished rentals of 30 days or more, which fall under California landlord-tenant law.
- Rent increases (AB 1482): capped at 5% plus local inflation (8.7% in Orange County from Aug. 1, 2026), never over 10%. Duplexes and multi-unit lots are more likely to be covered than a single-family home owned by an individual.
- Security deposits (AB 12): generally one month’s rent, with a two-month exception for some small landlords (never for service members).
- ADUs: an ADU is its own rental unit with its own lease, and under Newport Beach rules ADUs can’t be rented for less than 30 days.
- Just cause: after the first year, covered tenancies can only be ended for reasons the law allows.
Rules change, and this is general information, not legal advice. I confirm the current requirements for your specific address before we lease.
The Corona del Mar Rental Market
CdM renters want walkability: coffee on PCH, Big and Little Corona, and the Village feel. Demand comes from local professionals, families for the schools, people renting while they renovate or build nearby, and seasonal renters. Here are recent CdM leases I’ve handled:
Small details move rent here, like a renovated kitchen, a private patio, or garage parking. I’ll tell you which ones are worth doing before we list, and which aren’t.
What Corona del Mar Property Management Costs
No setup fees, no renewal fees, and no surprise markups on repairs. Here’s exactly how it works.
Of the monthly rent actually collected. Higher-rent and long-term homes usually land closer to 6%. If rent isn’t collected, there’s no management fee.
No fee on any renewal, ever. Keeping a good tenant in place should never cost you extra.
Of the lease term, one time, if you’d rather manage it yourself. I price, market, show, screen and write the lease, then hand you the keys.
$0 setup and $0 lease renewal fees. Furnished and short-term placement is quoted separately. Every proposal is itemized before you sign anything.
Corona del Mar Property Management FAQs
Straight answers to what Corona del Mar owners ask before handing over the keys.
How much does property management cost in Corona del Mar?
Full management is 6–10% of the monthly rent collected, with $0 setup and $0 lease renewal fees. Leasing-only is 4–6% of the lease term.
Can I short-term rent my Corona del Mar home?
Only with a Newport Beach short-term lodging permit, and the city has hit its 1,550-permit cap, so new owners join a waitlist. Most CdM owners do long-term leases or furnished rentals of 30 days or more.
Do you manage duplexes and properties with an ADU?
Yes. Multi-unit lots are common in the Flower Streets. Each unit gets its own lease, its own screening and its own line on your statement, and I keep shared spaces, parking and utilities clearly assigned.
When is the best time to lease in Corona del Mar?
Late spring and early summer bring the most demand, especially from families planning around the school year. A home that comes up in the off-season can still lease well; it just needs sharper pricing.
Will I see every repair before it happens?
You set an approval limit. Anything above it comes to you first with a quote. Routine items below it get handled and show up, with the invoice, in your monthly statement.
