Dana Point Property Management

Property Management

Dana Point

Local management for harbor condos, Capo Beach cottages and gated homes in Monarch Beach and Niguel Shores.

Dana Point Property Management, From the Harbor to the Headlands

Dana Point has changed a lot in the last few years. The harbor is being rebuilt, the Lantern District has filled in with restaurants and new homes, and the gated communities along the bluffs remain some of the most sought-after addresses in South County. That mix means a wide range of renters and a wide range of homes to care for.

I manage Dana Point rentals with local pricing, careful screening and steady upkeep, and I know how the city’s permit rules and the area’s many HOAs shape what you can do with your home. You get one point of contact, clear statements, and someone who checks the details before they turn into problems.

What Makes Managing in Dana Point Different

HOA-governed communities

Monarch Beach, Niguel Shores, Monarch Bay and many condo communities have active associations with leasing rules, tenant registration and architectural standards. I keep tenants inside those rules and keep you clear of violation letters.

Bluff-top and beach exposure

Wind, salt and sun are hard on Dana Point homes. Decks, railings, windows and exterior paint need regular attention, and slope drainage matters on hillside lots.

A changing downtown

The Lantern District and the new harbor are drawing younger professionals and people who want a walkable, coastal lifestyle. Marketing homes there looks different from marketing a gated family home.

Capo Beach and older cottages

Capistrano Beach and parts of the older town have mid-century homes and cottages that rent well but need more preventive care. A planned maintenance list keeps them leasable at the top of their range.

Rules & Regulations

Dana Point Rental Rules Owners Should Know

Dana Point requires a city permit for short-term rentals and caps how many it issues: 115 permits inside the coastal zone and 115 outside it, with a separate limit on non-owner-occupied rentals and a waitlist once a cap is reached. Many HOAs in Dana Point also restrict short-term leasing on their own. For most owners, long-term or 30-day-plus furnished leasing is the practical path.

Those leases follow California landlord-tenant law.

  • Short-term rentals: confirm your address, zone and HOA rules before you plan on an STR permit. I can help you check.
  • Rent increases (AB 1482): capped at 5% plus local inflation (8.7% in Orange County from Aug. 1, 2026), never over 10%, unless the home qualifies for an exemption and the lease includes the required notice.
  • Security deposits (AB 12): generally one month’s rent, with a limited two-month exception for some small landlords.
  • Just cause: after the first year, covered tenancies can only be ended for reasons the law allows.

Rules change, and this is general information, not legal advice. I confirm the current requirements for your specific address before we lease.

The Rental Market

The Dana Point Rental Market

Gated bluff-top homes in Monarch Beach and Niguel Shores draw executives and families who want privacy and the resort lifestyle. Harbor-area condos and the Lantern District appeal to professionals and downsizers. Capo Beach and the inland neighborhoods attract families on longer leases who want Capistrano Unified schools and quick access to the 5.

Each of those renters is looking in different places, so I tailor the listing, the photos and the pricing to the one most likely to rent your home and stay.

FREQUENTLY ASKED

Dana Point Property Management FAQs

Straight answers to what Dana Point owners ask before handing over the keys.

How much does property management cost in Dana Point?

Full management is 6–10% of the monthly rent collected, with $0 setup and $0 lease renewal fees. Leasing-only is 4–6% of the lease term.

Can I get a short-term rental permit in Dana Point?

Dana Point caps short-term rental permits (115 in the coastal zone and 115 outside it) and keeps a waitlist when a cap is reached. HOAs may also prohibit short-term leasing. Long-term and 30-day-plus furnished leases don’t need an STR permit.

Do you manage homes in Monarch Beach and Niguel Shores?

Yes. I coordinate with the association on tenant registration, gate access, amenity use and any approvals, so the lease and the HOA rules line up.

How do you handle maintenance for coastal homes?

Regular walk-throughs, a preventive list built around salt, wind and sun exposure, and licensed vendors billed at cost. You set an approval limit and see every invoice in your statement.

What kind of tenants rent in Dana Point?

Executives and families in the gated communities, professionals near the harbor and the Lantern District, and families across the city who want Capistrano Unified schools. I market to whichever group fits your home.
