Irvine
Leasing and full management for Irvine homes and condos, priced to compete in a market full of professionally run apartments.
Irvine Property Management That Competes With the Big Apartment Communities
Irvine renters have a lot of choices. The city is full of large, professionally managed apartment communities with leasing offices, amenities and online everything. A privately owned home or condo can absolutely win those renters, especially families who want a yard, a garage and a specific school, but it has to be priced right, presented well and managed just as responsively.
That’s the job. I price from current leases in your village, market the things an apartment can’t offer, screen carefully, and run the day-to-day with an online portal, quick maintenance response and clear monthly reporting. You get the convenience of a big operator with a single local point of contact.
What Makes Managing in Irvine Different
In Irvine, the village and the school assignment often matter more to renters than the house itself. I lead with the right school and the right amenities so the listing reaches families who are already looking there.
Almost every Irvine home sits in an association, and many have pools, parks and clubhouses with their own rules. Tenant registration, amenity access and violation notices are part of routine management.
Newer villages like Great Park, Portola Springs and Orchard Hills bring modern systems and, often, Mello-Roos or other special assessments. I help you factor those into pricing and plan routine service for newer equipment.
Irvine limits renting a single-family home to unrelated people on separate leases. I structure leases and screening to stay within the city’s rules.

Irvine Rental Rules Owners Should Know
Irvine prohibits short-term rentals (stays of fewer than 31 consecutive days) in all residential zones, and it also prohibits advertising them. The city actively monitors listing sites. So for Irvine owners, the choice is a long-term lease or a furnished lease of 31 days or more, both of which are in strong demand.
Those leases follow California landlord-tenant law and your HOA’s rules.
- Rent increases (AB 1482): capped at 5% plus local inflation (8.7% in Orange County from Aug. 1, 2026), never over 10%. Homes built within the last 15 years are exempt, and many individually owned single-family homes are too, with the right notice.
- Security deposits (AB 12): generally one month’s rent, with a limited two-month exception for some small landlords.
- Furnished corporate rentals: must run 31 days or more to stay outside Irvine’s short-term rental ban.
- Just cause: after the first year, covered tenancies can only be ended for reasons the law allows.
Rules change, and this is general information, not legal advice. I confirm the current requirements for your specific address before we lease.
The Irvine Rental Market
Irvine renters include families choosing a home by school, UC Irvine faculty and staff, professionals at the Spectrum and the business district, and people relocating for work who want to rent before they buy. Turtle Rock, Shady Canyon, Woodbridge, Northwood, Quail Hill and the Great Park villages each draw a slightly different renter.
Leasing season peaks in late spring and summer around the school calendar. Timing your lease to end then gives you the biggest pool of applicants.
What Irvine Property Management Costs
No setup fees, no renewal fees, and no surprise markups on repairs. Here’s exactly how it works.
Of the monthly rent actually collected. Higher-rent and long-term homes usually land closer to 6%. If rent isn’t collected, there’s no management fee.
No fee on any renewal, ever. Keeping a good tenant in place should never cost you extra.
Of the lease term, one time, if you’d rather manage it yourself. I price, market, show, screen and write the lease, then hand you the keys.
$0 setup and $0 lease renewal fees. Furnished and short-term placement is quoted separately. Every proposal is itemized before you sign anything.
