Costa Mesa
Management for Eastside cottages, Mesa Verde family homes, duplexes and ADUs, minutes from Newport Beach.
Costa Mesa Property Management for Homes, Duplexes and ADUs
Costa Mesa has one of the most varied rental markets in Orange County. On the Eastside, older cottages sit next to new builds, and many lots hold a duplex or a back house. Mesa Verde and College Park are full of family homes, and the Westside keeps adding townhomes. Renters range from students and young professionals to families and people who work at the airport or South Coast Plaza.
I manage Costa Mesa rentals with that variety in mind: pricing each unit from nearby leases, setting clear lease terms for properties with more than one unit, screening carefully, and keeping older homes in good shape. You get one local contact and clear monthly numbers.
What Makes Managing in Costa Mesa Different
Multiple units on one lot are common, especially on the Eastside. Each unit needs its own lease, clear parking and utility arrangements, and a plan for shared yards and trash.
Much of Costa Mesa was built in the 1950s and 60s. Plumbing, electrical panels and roofs on older homes need watching, and handling them on schedule keeps the rent strong.
Duplexes and small multi-unit buildings are usually covered by California’s rent cap and just-cause rules. Getting notices and increases right from the start avoids expensive mistakes later.
Students at OCC and Vanguard, young professionals, airport and retail workers, and families for Newport-Mesa schools all rent here. Matching the marketing to the right group shortens vacancies.

Costa Mesa Rental Rules Owners Should Know
Costa Mesa has banned short-term rentals citywide since November 2021. The one exception is home-sharing, where the owner lives on the property during the stay, and ADUs can’t be used as short-term rentals. For investors, that makes long-term and 30-day-plus furnished leases the way to go.
Those leases follow California landlord-tenant law, which applies more often to Costa Mesa’s multi-unit properties.
- Rent increases (AB 1482): capped at 5% plus local inflation (8.7% in Orange County from Aug. 1, 2026), never over 10%. Most duplexes and small multifamily buildings older than 15 years are covered.
- Just cause: after a tenant has been in place a year, covered tenancies can only be ended for reasons the law allows, sometimes with relocation assistance.
- Security deposits (AB 12): generally one month’s rent, with a limited two-month exception for some small landlords.
- ADUs: may be rented long-term, but not as short-term rentals.
Rules change, and this is general information, not legal advice. I confirm the current requirements for your specific address before we lease.
The Costa Mesa Rental Market
Eastside homes near 17th Street and the Newport border command the top of the market, especially newer builds and well-updated cottages. Mesa Verde draws families who want space and quieter streets, and College Park and Halecrest offer solid family rentals near the schools. Duplex units and ADUs are in steady demand from singles and couples who want to be close to the coast without paying beach rents.
I’ll show you the closest recent leases for each unit you own and the realistic rent for each.
What Costa Mesa Property Management Costs
No setup fees, no renewal fees, and no surprise markups on repairs. Here’s exactly how it works.
Of the monthly rent actually collected. Higher-rent and long-term homes usually land closer to 6%. If rent isn’t collected, there’s no management fee.
No fee on any renewal, ever. Keeping a good tenant in place should never cost you extra.
Of the lease term, one time, if you’d rather manage it yourself. I price, market, show, screen and write the lease, then hand you the keys.
$0 setup and $0 lease renewal fees. Furnished and short-term placement is quoted separately. Every proposal is itemized before you sign anything.
Costa Mesa Property Management FAQs
Straight answers to what Costa Mesa owners ask before handing over the keys.
How much does property management cost in Costa Mesa?
Full management is 6–10% of the monthly rent collected, with $0 setup and $0 lease renewal fees. Leasing-only is 4–6% of the lease term.
Are short-term rentals allowed in Costa Mesa?
No, except for home-sharing where the owner lives on the property during the stay. ADUs can’t be used as short-term rentals. Long-term and 30-day-plus furnished leases are allowed.
Do you manage duplexes and properties with a back house or ADU?
Yes. Each unit gets its own lease, its own screening and its own line on your statement, with parking, utilities and shared spaces spelled out clearly.
Does the state rent cap apply to my Costa Mesa rental?
If it’s a duplex or multi-unit building older than 15 years, very likely. Single-family homes owned by individuals can be exempt with the right notice in the lease. I’ll check which rules apply to your property before setting rent.
How quickly can you fill a vacancy?
Well-priced Costa Mesa rentals usually draw strong interest quickly because the renter pool is broad. Pricing, condition and timing make the biggest difference, and I’ll be honest about all three.
