Furnished and Vacation Rental Management in Laguna Beach and Orange County

A furnished coastal home can earn more than a standard lease, but it takes more work and, in Orange County, careful attention to the rules. Every coastal city treats rentals of about 30 days or less differently. Some cap permits, some limit them to certain zones, and some ban them outright. A furnished lease of a month or more, on the other hand, is allowed almost everywhere.

I help owners pick the strategy that actually fits their home and their city, whether that’s a permitted short-term rental, a furnished winter or summer season, or a mid-term furnished lease for a relocating family or a homeowner who’s rebuilding. Then I handle pricing, marketing, screening, inventory, turnovers and the paperwork.

Three Ways to Rent a Furnished Home

Mid-term furnished leases (1–12 months)

Corporate relocations, families between homes, insurance and remodel stays, and traveling professionals. These leases avoid short-term permit rules, attract strong renters and are much easier on the home.

Seasonal leases

Newport’s furnished winter-rental season, Laguna’s summer demand and holiday stays. A well-timed season can outperform a 12-month lease, if the calendar is planned around it.

Permitted short-term rentals

For homes that already hold a city permit in Laguna Beach, Newport Beach or Dana Point. These require licenses, occupancy limits, a local contact and transient occupancy tax filings, all of which have to be handled correctly to keep the permit.

Rules & Regulations

Short-Term Rental Rules by City

Here’s where things stand in the cities I serve. In every case, a lease of 31 days or more avoids short-term rental rules, but it’s still a tenancy under California law.

  • Laguna Beach: 30 days or less is short-term lodging. New ones aren’t allowed in residential zones, only in certain commercial and mixed-use districts with a use permit, a city license and a citywide cap. Laguna Beach management
  • Newport Beach, Corona del Mar and Newport Coast: under 30 days needs a permit, and the 1,550-permit cap has been reached, so new owners join a waitlist. Newport Beach management
  • Dana Point: permits are capped at 115 in the coastal zone and 115 outside it, with a waitlist. HOAs can be stricter. Dana Point management
  • Laguna Niguel, Irvine and Costa Mesa: short-term rentals aren’t allowed in residential neighborhoods (Costa Mesa allows owner-present home-sharing only). Furnished leases of 30 to 31 days or more are the way to go.

Rules change, and this is general information, not legal advice. I confirm the current requirements for your specific address before we lease.

The Rental Market

Who Rents Furnished Homes Here

Furnished demand on this stretch of coast comes from corporate relocations, families renting while they build or remodel, people displaced by insurance claims, seasonal visitors and long-stay travelers. The best-performing furnished homes are clean, well-equipped and easy to live in, with reliable Wi-Fi, a real workspace, parking and a quick response when something breaks.

I’ll give you a straight comparison of a furnished strategy versus a standard lease for your home, including what each would realistically earn after costs.

FREQUENTLY ASKED

Furnished & Vacation Rental Management FAQs

Straight answers to the questions owners ask most.

Can I turn my Orange County home into a vacation rental?

It depends on the city and often the HOA. Laguna Beach, Newport Beach and Dana Point allow short-term rentals only with permits, and Newport and Dana Point have caps and waitlists. Laguna Niguel, Irvine and Costa Mesa don’t allow them in residential areas. A furnished lease of a month or more is allowed almost everywhere.

What does furnished rental management cost?

Placing a furnished, seasonal or short-term tenant is 10–12% of the lease value. Ongoing management of a furnished lease is 6–10% of rent collected. Management of a permitted short-term rental is quoted to the home.

Is a furnished rental better than a long-term lease?

Sometimes. Furnished homes can earn more per month but have more turnover, more wear and more costs. I’ll show you both scenarios with realistic numbers before you decide.

Who rents furnished homes for a month or more?

Relocating professionals and families, people rebuilding or remodeling, insurance placements, seasonal visitors and long-stay travelers.

Do you handle transient occupancy tax?

For homes with a valid short-term permit, yes. I keep the required records and make sure filings and remittances happen on schedule.
