Multi-Unit Property Management in Orange County

Multi-Unit Property Management for Duplexes, ADUs and Small Buildings

A lot of coastal Orange County rental income comes from properties with more than one door: a Flower Street lot with a front cottage and a back unit, a Laguna duplex, a Costa Mesa fourplex, or a home with a new ADU over the garage. More units mean more leases, more tenants sharing space and more rules that apply.

I manage small multi-unit properties so each unit is leased well and the property runs as one. Every unit gets its own lease and screening, shared areas and utilities are clearly assigned, turnovers are handled quickly, and you see each unit’s numbers separately on one monthly statement.

What Makes Multi-Unit Properties Different

State rent caps usually apply

Duplexes and multi-unit buildings older than 15 years are generally covered by California’s rent cap and just-cause rules. Increases, notices and terminations have to be done by the book, and I make sure they are.

Shared spaces, shared rules

Parking, laundry, yards, trash and storage cause most multi-unit friction. Clear lease terms and house rules prevent it, and quick follow-up keeps it from building.

Turnovers that don’t stall

Every vacant day on one unit is lost rent. I keep a turnover checklist and vendors ready so units are cleaned, repaired and back on the market quickly.

Utilities and building systems

Shared meters, water heaters, roofs and common electrical need a plan. I track them by property and schedule service before they fail.

Rules & Regulations

California Rules That Matter Most for Multi-Unit Owners

Single-family homes owned by individuals can often be exempt from California’s Tenant Protection Act. Multi-unit properties usually can’t, which makes compliance a bigger part of the job.

  • Rent increases (AB 1482): capped at 5% plus local inflation, never over 10%. In Orange County that’s 8.7% for increases taking effect Aug. 1, 2026 through July 31, 2027. Buildings newer than 15 years are exempt.
  • Just cause: after a tenant has been in place 12 months, a tenancy can only be ended for an allowed reason, and no-fault reasons usually require relocation assistance.
  • Security deposits (AB 12): generally one month’s rent. A small landlord owning no more than two properties with four or fewer units total may collect two months (never from a service member).
  • Short-term rentals: most cities restrict or ban them in multi-unit buildings and ADUs. Laguna Beach, for example, allows at most one unit in a building of five or fewer, and only in eligible zones.

Rules change, and this is general information, not legal advice. I confirm the current requirements for your specific address before we lease.

The Rental Market

Where I Manage Multi-Unit Properties

The most common multi-unit properties I see are in the Corona del Mar Flower Streets, Laguna Beach’s older neighborhoods, Costa Mesa’s Eastside and Newport’s peninsula. Units close to the beach or the Village stay in demand year-round, and good management keeps them full.

If you own a building with a few units, I’ll put together a per-unit rent estimate and a clear picture of what management would include.

$0 setup. Repairs are billed at cost with invoices in your statement. Every proposal is itemized.

FREQUENTLY ASKED

Multi-Unit Property Management FAQs

Straight answers to the questions owners ask most.

Do you manage duplexes and properties with an ADU?

Yes. Duplexes, triplexes, fourplexes, front-and-back lots and homes with ADUs are a big part of what I manage, especially in Corona del Mar, Laguna Beach and Costa Mesa.

How much does multi-unit property management cost?

6–10% of rent collected, with $0 setup and $0 renewals. Larger and higher-rent buildings usually fall at the lower end of the range.

Does the California rent cap apply to my duplex?

If it was built more than 15 years ago, almost certainly. That means increases are capped (8.7% in Orange County from Aug. 1, 2026) and tenancies past a year need just cause to end.

Can I use one unit as a short-term rental?

It depends on the city and the zone. Many cities don’t allow it, and Laguna Beach limits it to eligible commercial and mixed-use areas with a cap per building. I’ll check your address.

How do you handle disputes between tenants?

Clear house rules in every lease, quick follow-up when something comes up, and documentation if it doesn’t get resolved. Most problems stop when tenants know someone is paying attention.
