Home Watch & Concierge
Someone local looking after your second home while you’re away, on the schedule you choose.
Home Watch and Concierge Services for Coastal Second Homes
Plenty of beautiful homes on this coast sit empty for weeks or months at a time. That’s when small problems turn into big ones: a slow leak behind a cabinet, a sprinkler stuck on, a storm that clogs a drain, a package that tells everyone no one is home. Insurance companies and HOAs increasingly expect vacant homes to be checked regularly.
Home watch is the answer for owners who aren’t renting their home but don’t want to leave it alone. I check the house on a schedule you choose, report back with photos, meet vendors so you don’t have to fly in, and get the house ready before you arrive.
What Home Watch Covers
Inside and out: leaks, moisture, pests, HVAC, doors and windows, irrigation, pool and spa, and anything that looks off. You get a dated report with photos after every visit.
After heavy rain, high wind, a power outage or a fire-weather event, I check the house and let you know what I found.
Pool, landscape, cleaning, HVAC and repair vendors let in, supervised and checked afterward, so work gets done right without you on site.
Air on, fridge stocked, beds made, mail sorted, and the house closed up properly when you leave.
What’s Included
Every home watch plan can include:
- Walk-throughs weekly, every other week or monthly
- Photo reports after every visit
- Water, leak and moisture checks, including running faucets and flushing toilets
- HVAC, pool, spa and irrigation checks
- HOA and gate coordination for vendors and deliveries
- Storm, power-outage and fire-weather checks
- Key holding and emergency response coordination
- Arrival and departure preparation
Why Vacant-Home Checks Matter on the Coast
Coastal homes face a few risks that don’t wait for you to come back.
- Water: a small leak in an empty home can run for weeks. Regular checks are the cheapest insurance there is.
- Insurance terms: many homeowner policies limit coverage when a home is vacant for an extended time. Check your policy, and keep a record of every inspection.
- Fire weather: much of Laguna Beach and the canyons sit in high fire-hazard areas, so brush clearance and defensible space matter even when no one is home.
- HOA compliance: gated communities may require registered contacts and pre-approved vendors. I handle that for you.
Rules change, and this is general information, not legal advice. I confirm the current requirements for your specific address before we lease.

Home Watch & Concierge FAQs
Straight answers to the questions owners ask most.
What is home watch?
Scheduled, documented checks of a home while the owner is away, plus vendor oversight and arrival prep. It’s for owners who aren’t renting the home but don’t want it left unattended.
How often should my home be checked?
Weekly is common for long absences and for homes with pools or complex systems. Every other week or monthly can work for simpler homes. You choose, and you can change it anytime.
How much does home watch cost?
It’s quoted per home based on size, systems and visit frequency. You’ll get a written scope and price before anything starts, with no setup fee and no long-term contract.
Do you work in gated communities like Emerald Bay?
Yes. I register as your contact with the association, coordinate gate access for vendors and follow the community’s rules.
Can home watch turn into rental management later?
Yes. If you decide to rent the home furnished or long-term, I already know the house, which makes the switch quick.
